| Sagebrush Apartments Client: In-Site Development Location: 725 Milling Street, Lancaster, CA Description: 61 affordable housing apts, 22 du/ac Funding: 9% Tax Credits, City of Lancaster Status: Completion 2011 The 2.8 acre priority site is located in the City of Lancaster’s new master plan area for redevelopment of the downtown core. This master plan included streetscape and storefront improvements for retail businesses along Lancaster Boulevard, new restaurants and the Lancaster Museum of Art and Gallery (designed by PSL Architects). The tiered design locates height and density at the center of the site, addresses the three street frontages and maximizes use of the site for parking. The modern row houses create a residential edge with front yards and porches providing a transition between the downtown core and single family homes. At the center of the site, a residential tower accommodates the majority of the development’s density in an efficient double-loaded configuration. |
