The owners of HK Korean Grocery wanted to explore an alternative highest-and-best use for their 1960’s grocery store located along Western Avenue in Korea Town. PSL explored an intensive reprogramming of the site to include a grocery/retail/food court, apartment units and associated parking. The design solution called for a vertically stacked program of ground level commercial/retail along Western Avenue, parking with loading ingress and egress in the middle, and three levels of residences on top.
