The existing site has a small 1950's grocery store and surface parking lot. The density of the neighborhood has increased and created a condition where a mixed-use project, consisting of retail at ground level with four stories of parking topped with three stories of apartments is viable. The emphasis of the design process has been the encouragement of a lively street frontage, activation of the façade of the four stories of parking, and the marking of the retail entry vs. the residential entry.
