| Cabrillo Mixed-Use Client: American Communities Location: 1640 Cabrillo Avenue, Torrance, CA Description: 34 affordable apts and 8,000 sq. ft. retail. 60 du/ac Funding: 9% Tax-Credits, City of Torrance Redevelopment Status: RFP Submittal 2011 This mixed-use project will be the first investment in affordable housing for the downtown Torrance area which currently offers only retail, commercial and office uses. PSL began the design by analyzing the context which mainly consists of one and two-story buildings on a single lot. The site is comprised of six-lots and would be much larger in scale, so PSL decided to break the street-facing façade into two buildings and to step back from the street above the retail level. The building’s Spanish Colonial design is focused around courtyards and terraced open spaces which create visual interaction between retail visitors and residents. The project provides separate points of access and parking for residential and retail uses. It will be built to LEED Gold standards. |
