| Beverly + Lucas Client: Phoenix Realty Group Location: 1416 W. Beverly Boulevard, Los Angeles Description: 153 apartments. 120 du/ac Funding: Private Status: Entitled 2009 On Hold Located on a promontory just west of Downtown Los Angeles, in close proximity to the 110 and I-10 freeways, the site has over 35 feet of grade change from top to bottom with limited vehicular access and multiple zone designations across the property. The architectural solution began with highly detailed analysis of the site topography and access points. Understanding the site constraints and the TYPE-III construction limitations, PSL devised a parking scheme which took advantage of the slopes while creating a large building pad for the apartment buildings above. One design proposed a single 153-unit apartment building. A second design consisted of affordable family and senior apartments with 68 and 57 units respectively. Both scenarios met the specific goals of our client and were entitled for development. |
